What kind of pets do you allow? Do you permit exotic pets?

We accept cats and dogs (breed restrictions apply) but no exotic animals.

How many pets may I have?

2 max

Are there any deposits, special fees, or monthly charges to have a pet?

1 pet - $150 pet deposit & $150 pet fee; 2 pets - $250 pet deposit & $250 pet fee; No pet rent.

What must I bring with me to tour an apartment?

Current government issued ID.

What are your fees and monthly charges?

Application fee $60 per lease holder; Administrative fee $200; Deposit 1br-$150, 2br-$250, 3br-$350 (refundable at move out); Valet trash fee $29 (required per apartment)

What are the income and credit qualifications?

Application criteria is very detailed and spelled out specifically in a separate document that can be obtained from the leasing office.

What is acceptable “proof of income” to sign a lease?

Depending on the source of income there are various verification options available. Most commonly used are pay stubs or bank statements with an available balance equal to lease term.

What happens if I qualify for an apartment, but my roommate does not?

If one roommate’s application is denied then the other roommate(s) will be cancelled.

Is my security deposit fully refundable?

Yes but the final water bill is always deducted in addition to damages assessed at move out.

If I get a job transfer, can I break the lease?

Yes, a 60 day written notice to vacate is required and rent for those 60 days will be due plus a lease termination fee equal to 2 months’ rent.

Can I change to a month-to-month lease plan after my first year?

Yes but month-to-month rates are priced higher than standard lease term rates.

What utilities are included in my lease?

None

How long is the term of the lease?

We offer various lease terms.

Do you accept leases for short terms?

Not during the lease up period.

Am I required to have renters insurance?

Yes, a minimum of $100,000 liability coverage is required. All leaseholders may be insured under one policy so long as proof of coverage is noted on the certificate of insurance. Coverage must be effective on or before the lease start date.

Do you offer furnished apartments?

No but we can refer you to a third party who specializes in furniture rental and offers special rates for our residents.

Do you offer corporate apartments?

Yes, there is a separate application form that must be filled out. Online applications are not available for corporate leases.

If something needs to be repaired in my apartment, how do I report it?

You can submit a maintenance request online through the resident portal or at the leasing office via email or by phone.

When is my rent payment due?

Rent is due on the 1st day of the month and late on the 2nd but as a courtesy to our residents we will waive the late fee until the 3rd of the month. Late fees apply on the 4th of the month.

What day of the month am I liable for a late charge?

A $50 late fee will apply on the 4th of the month and $10 will be charged each day thereafter until the balance is paid in full.

Will you accept electronic payments from my bank?

You can pay online through the resident portal.

Is there a place where I can pay my rent after office hours?

The only payment option after office hours is through the resident portal online.

There is a person who might be staying with me for a while, is that permitted by the lease?

Guests can stay for 7 consecutive days. After which they will be required to apply and be added to the lease.

Do you have reserved parking?

We offer carports and garages for rent.

I have a motorcycle, where can I park it?

Motorcycles are considered a standard vehicle and can be parked in any regular space that is not assigned such as a carport or garage.

My children live with me in the summer; do I need to notify your office when they arrive?

Yes all occupants must be noted on the lease.

Can I install my satellite dish at my apartment?

Yes but we require you to sign the Satellite Addendum which stipulates our restrictions.

Do you have cable services?

You can opt for any cable provider of your choice that services this area.

Does the property have a fitness center?

Yes the fitness center is available 24 hours.

Does the property have a swimming pool?

Yes the pool hours are Monday-Thursday 9am-10pm and Friday-Sunday 9am-12am

Does the property offer on-site recycling?

Yes in designated locations.

Are gas grills permitted at your property?

No.

Is there any additional storage space available at your property?

Select units offer storage closets but no additional storage spaces are available for rent onsite.

Are residents permitted to paint their apartment?

Yes but you are responsible for the cost to return it to its original color.

Will you accept my delivery packages for me?

Yes but only if addressed in the leaseholder’s name and picked up within 72 hours.

Yes please check with the leasing staff for an updated list.
